Booking Terms & Conditions

1. Who we are

"We", "us" and "our" refer to Cumbrian Coast Cottages, the trading name of the host, contactable at hello@cumbriancoastcottages.co.uk. "You" and "the guest" mean the person making the booking and all members of their party. "Cottage" means whichever of Honeysuckle Cottage, Sunset House or Old Post Office by the Sea you have booked.

2. Making a booking

A booking is confirmed when payment in full has been received and we have issued a written confirmation by email. The lead guest must be over 18 and is responsible for all members of the party. By completing payment you confirm that you have read, understood and accepted these terms, our privacy policy and our cancellation policy.

3. Price and payment

Prices shown on the website are inclusive of VAT where applicable and include linen, towels, electricity, heating, water and Wi-Fi. A non-refundable pet fee of £48 per stay applies where dogs are brought (maximum two dogs). A cleaning fee of £45 per stay applies to all bookings. We do not charge a service or platform fee.

Payment is taken in full at the time of booking by debit or credit card via Stripe. We do not store your card details.

4. Arrival and departure

Check-in is from 16:00 on the day of arrival. Check-out is by 10:00 on the day of departure. These times are firm to allow the housekeeping team to prepare the cottage for the next guests. Early check-in or late check-out may be possible by prior arrangement and is not guaranteed.

5. Maximum occupancy

The maximum number of guests permitted is the published "sleeps" figure for the cottage: Honeysuckle 6, Sunset House 6, Old Post Office 8. Day visitors are welcome but the cottage may not be used for parties, events or commercial activity without prior written permission. Exceeding the stated occupancy may result in immediate termination of the booking without refund.

6. Pets

All three cottages are pet-friendly. Up to two well-behaved dogs are welcome for a flat £48 per stay. Dogs must not be left alone in the cottage, must not be allowed on beds or sofas, and any mess in the garden or on walks must be cleared up. The gardens have artificial lawn so please walk dogs on the beach or surrounding fields for toileting. Damage caused by pets is the responsibility of the guest.

7. Smoking and vaping

All cottages are strictly non-smoking and non-vaping throughout. Smoking is permitted outside in the garden only. Evidence of smoking inside the cottage will result in a deep-clean charge of up to £250.

8. Care of the cottage

You agree to keep the cottage and all furnishings in good order, to leave it in a reasonably clean and tidy condition on departure, and to report any breakages, damage or maintenance issues promptly. We reserve the right to recover the cost of damage, excessive cleaning, missing items or call-outs that are the fault of the guest, up to the value of replacement plus reasonable administration.

9. Cancellation and changes

See our separate cancellation policy. We strongly recommend that all guests take out travel insurance covering cancellation and curtailment.

10. Cancellation by us

In the unlikely event that we have to cancel your booking (for example due to damage to the cottage, failure of essential services, or events beyond our reasonable control), we will refund all sums paid by you. Our liability is limited to a refund of the booking value and we will not be liable for consequential losses including but not limited to travel costs, alternative accommodation costs or loss of earnings.

11. Force majeure

We are not liable for any failure or delay in providing the cottage caused by events outside our reasonable control, including but not limited to severe weather, flooding, fire, power or water failure, government action, civil disorder, pandemic or industrial action. In such cases we will offer either a credit for a future stay or a refund pro-rata to the unused portion of the booking, at our discretion.

12. Liability

Guests use the cottage, its grounds and any equipment at their own risk. We accept no liability for personal injury, loss or damage to personal property, or theft, except where caused by our negligence and not excluded by law. Parents and carers are responsible for the supervision of children at all times, including on the beach and around the cottage.

13. Complaints

If something is not right during your stay, please contact us straight away by phone or email so we have the opportunity to put it right. We cannot consider complaints raised after departure that we were not given the chance to address at the time.

14. Data protection

We handle your personal data in line with our privacy policy and the UK GDPR.

15. Governing law

These terms are governed by the law of England and Wales and any dispute is subject to the exclusive jurisdiction of the courts of England and Wales.
